Midtown Plaza Apartment - Phase 1

Phase One of Midtown Plaza Apartments, located at 3420 Broadway in the heart of Kansas City, is well on its way to entirely changing the outlook of the area by converting the vacant office building into 107 apartment units. The successful renovation of the 7-story complex was completed in 2022, achieving full occupancy within a mere three months. This swift and successful completion is a testament to the efficiency and effectiveness of B+A Architecture, which can be of great interest to industry professionals.

As the architect of this project, B+A Architecture, a firm dedicated to innovative design and architectural exploration, has meticulously balanced the contemporary needs of future residents with the building's inherent character. The architectural solution, replacing concrete window panels with rhythmic balconies, revitalized the building's simple white facades and introduced a visual dynamism that resonates with its new residential purpose. The balconies, characterized by varying depths and adorned with gradient colors, are a testament to this innovative approach.

Converting a sizable office building into a residential complex posed a substantial challenge, particularly in terms of optimizing apartment layouts within the existing structure. To maximize usable space and rental potential, the apartment layouts were designed to be elongated and slender. However, the limited area of exterior facades posed a challenge in providing windows for all bedrooms. A creative solution was employed: providing clerestory windows to allow indirect sunlight to illuminate the second bedrooms at the rear of the units through an open living space. This innovative solution to a complex problem is a testament to the problem-solving skills of B+A Architecture, which can impress industry professionals.

This residential development incorporates an array of amenities to comprehensively cater to modern lifestyles. These include a clubhouse, fitness facility, outdoor recreational area, and dedicated parking for all units.
