What is an Owner’s Representative?
The Owner’s Representative functions as an extension of the Owner’s team. They can assist in setting up and managing the projects’ daily operations, from the earliest stages of conceptual design to the final stages of occupancy and post construction. By working as an independent third party, the Owner’s Representative can evaluate the varied aspects of the project process fairly and within the guidelines of the executed contracts.
Construction compromises the largest portion of a project budget and the largest time frame. As your Owner’s Representative, we can oversee payments and monitor the schedule to ensure compliance and ensure that quality materials and construction installation procedures are utilized for each project. We can efficiently manage project communications throughout the project and keep you abreast of all items concerning your project.

Services B+A offers as an Owner’s Representative
Services typically include:
+ Pre-Construction review of program, construction documents, and cost estimate / budget analysis.
+ Assistance with the selection of a General Contractor or Construction Manager.
+ Construction Schedule review and monitoring.
+ Job Site Visits (at agreed to intervals) including review of Applications for Payment submitted by the Owner.
+ Review of contract modifications including Change Orders, product substitutions, and contract schedule.
+ Oversee issuance of Temporary Certificate of Occupancy (TCO) and Certificate of Occupancy (CO).
+ Coordination of all Warranty, Operations, and Maintenance Manuals and their turnover to the Owner.
